Question 1

How fast can you turn a property around?

Accepted Answer

Depends entirely on the scope, but we quote against your date and tell you up front whether it's achievable. A cosmetic turnaround is days. Anything involving flooring, a repaint or waiting on materials is longer. We'd rather say no than agree to a leasing deadline we're going to miss.

Question 2

Can you work from our exit inspection report?

Accepted Answer

Yes, in whatever format you already use. We scope against it item by item and report back in the same structure, so nothing needs re-entering on your side and the owner can follow it without a phone call.

Question 3

Do we have to take the whole quote?

Accepted Answer

No. It comes itemised precisely so you can cut lines. Plenty of owners approve two thirds of it, and some come back for the rest after the property leases. We won't pad a scope to make it look thorough.

Question 4

Who pays — the owner or the tenant's bond?

Accepted Answer

That's between you, the owner and the tenant, and not our call. What we can do is scope and photograph it in a way that makes the distinction clear, so what's tenant damage and what's fair wear and tear are separate lines rather than one lump sum nobody can argue from.

Question 5

Can you do it while the property is still occupied?

Accepted Answer

Some of it. Gardens, exterior work and most repairs are fine around a tenant. Painting, carpets and the full clean want the place empty. We'll usually split it into a before and after so the vacant window stays as short as possible.

Question 6

Are South Penrith lawns really that much bigger?

Accepted Answer

Yes, and it's the main thing that catches out a quote given over the phone. The 1960s–80s subdivision here left generous blocks, so a front-and-back mow in South Penrith is a real job rather than a fifteen-minute visit. We price it on the actual area rather than a flat suburban rate, and we'd rather look at it first than surprise you.

Question 7

Our place hasn't been touched in years — can you catch it up before we sell?

Accepted Answer

That's one of the most common jobs we do in South Penrith, because so many homes here have been held by the same owners for decades. We scope the whole catch-up as one job — garden reset, pressure wash, the accumulated repair list, fencing and gates — priced itemised so you can strike out anything that won't pay for itself at sale.

Question 8

Do you replace old fencing and gates, or just repair them?

Accepted Answer

Both, and we'll tell you which is the better spend. On South Penrith homes of this era, timber fencing and gate posts are often past the point where patching is worth doing, while the hardware and alignment on other sections is a straightforward fix. You get an honest split rather than a quote to replace everything.
