Question 1

Do you do the cleaning yourselves?

Accepted Answer

The interior clean is done by a cleaning company we've worked with for years, and we coordinate it. Carpets are our own crew. Either way you get one point of contact and one invoice rather than chasing two contractors around each other.

Question 2

Is this a bond clean?

Accepted Answer

Yes, done to the standard a final inspection expects. If the agent flags anything on the exit report afterwards, it gets sorted as part of the same job rather than becoming a new one.

Question 3

Is carpet cleaning included?

Accepted Answer

It's a separate line, and worth having. Plenty of leases require professional carpet cleaning to be evidenced, and you get a receipt for the file. We do the carpets ourselves and schedule them after the interior clean, which is the right order.

Question 4

Does the property need to be empty?

Accepted Answer

For a bond clean, yes — cleaning around furniture means the bits underneath don't get done and that's exactly what gets picked up. For a presale presentation clean we can work around what's there.

Question 5

What if the agent isn't happy with something?

Accepted Answer

Tell us what they've flagged and it gets sorted. That's the point of using one contractor for the clean and the repairs — nobody's arguing about whether an item was a cleaning problem or a maintenance problem.

Question 6

Do you work with managing agents on Cambridge Park rentals?

Accepted Answer

Constantly — the rental share here keeps end-of-lease and repair work steady year round. We're happy to deal with the agent directly or with you as the owner, and either way you get a photo report of every item so it can be signed off without a site visit.

Question 7

How quickly can you get a Cambridge Park property ready to re-lease?

Accepted Answer

Turnover is fast this close to Kingswood and Nepean Hospital, so we're used to short windows. Give us the exit report and your target date and we'll tell you honestly whether it's achievable before we quote — we'd rather decline than miss a leasing deadline.

Question 8

The repair list is long — is it cheaper to do it all at once?

Accepted Answer

Almost always, and it's the main saving we offer on Cambridge Park properties. Homes of this era generate a long tail of small faults, and each one done separately carries its own call-out. Send the whole list, we scope and price it as one visit.
