Question 1

Do you handle items that need a licensed trade?

Accepted Answer

We identify them in the scope and either coordinate a licensed trade or hand the item back to you, whichever you prefer. Electrical, plumbing, gas and structural work goes to someone licensed. We don't do it ourselves and we won't quote as if we do.

Question 2

Can you report against our own format?

Accepted Answer

Yes. Send the format you use and we'll report back in it, so nothing needs re-entering at your end.

Question 3

How many items before it's worth calling?

Accepted Answer

There's no minimum, but the value goes up sharply past three or four. If you've got one small item and nothing else, batching it with the next lot usually costs you less than a call-out for it on its own, and we'll tell you that rather than take the booking.

Question 4

Can you quote from photos instead of a site visit?

Accepted Answer

Often, yes, and it saves everyone a step. Clear photos plus a wide shot of each item, and we can price most things within a fair range. Anything where the cause isn't visible in a photo we'll flag as needing a look before we commit to a number.

Question 5

What if you open something up and it's worse than the list said?

Accepted Answer

We stop and ring you before spending your money. You get a photo of what we've found and a revised number for that item, and you decide. Nobody likes a variation, but everybody prefers it to an invoice with a surprise on it.

Question 6

Do you work with managing agents on Cambridge Park rentals?

Accepted Answer

Constantly — the rental share here keeps end-of-lease and repair work steady year round. We're happy to deal with the agent directly or with you as the owner, and either way you get a photo report of every item so it can be signed off without a site visit.

Question 7

How quickly can you get a Cambridge Park property ready to re-lease?

Accepted Answer

Turnover is fast this close to Kingswood and Nepean Hospital, so we're used to short windows. Give us the exit report and your target date and we'll tell you honestly whether it's achievable before we quote — we'd rather decline than miss a leasing deadline.

Question 8

The repair list is long — is it cheaper to do it all at once?

Accepted Answer

Almost always, and it's the main saving we offer on Cambridge Park properties. Homes of this era generate a long tail of small faults, and each one done separately carries its own call-out. Send the whole list, we scope and price it as one visit.
